A legal disclaimer

The explanations and information provided on this page are only general and high-level explanations and information on how to write your own document of a Privacy Policy. You should not rely on this article as legal advice or as recommendations regarding what you should actually do, because we cannot know in advance what are the specific privacy policies you wish to establish between your business and your customers and visitors. We recommend that you seek legal advice to help you understand and to assist you in the creation of your own Privacy Policy.

Privacy Policy - the basics

Having said that, a privacy policy is a statement that discloses some or all of the ways a website collects, uses, discloses, processes, and manages the data of its visitors and customers. It usually also includes a statement regarding the website’s commitment to protecting its visitors’ or customers’ privacy, and an explanation about the different mechanisms the website is implementing in order to protect privacy.

Different jurisdictions have different legal obligations of what must be included in a Privacy Policy. You are responsible to make sure you are following the relevant legislation to your activities and location.

What to include in the Privacy Policy

Generally speaking, a Privacy Policy often addresses these types of issues: the types of information the website is collecting and the manner in which it collects the data; an explanation about why is the website collecting these types of information; what are the website’s practices on sharing the information with third parties; ways in which your visitors and customers can exercise their rights according to the relevant privacy legislation; the specific practices regarding minors’ data collection; and much, much more.

Frequently Asked Questions

Q: Is this legal?
Yes. This is a fully legal, broker-led real estate service. I am a licensed Florida real estate broker with over 25 years of experience.
Flat fee MLS listings are a recognized alternative to traditional commission-based models and are fully compliant under Florida law.

Q: Is this really a flat fee? Why is it so affordable?
Yes. You pay a one-time flat fee to list your property on the MLS—no hidden costs or surprise commissions.
Because this is a limited-service model, you’re paying for exposure, not full-service representation, which keeps costs low.

Q: Will my home be visible online?
Absolutely. Once listed on the MLS, your property is syndicated to major platforms like Zillow, Realtor.com, and many other real estate websites.

Q: How fast can my property be listed?
Typically, within 24–48 hours after you submit your property details and required information.

Q: Do I still need to pay a buyer’s agent commission?
In most cases, yes. You choose the commission you offer to a buyer’s agent, which helps attract more buyers.

Q: What happens when I receive an offer?
Offers are sent directly to you. You review, negotiate, and accept the terms that work best for you—keeping full control.

Q: Do you help with showings, negotiations, or paperwork?
The basic flat fee service is designed for independent sellers—you handle showings and negotiations.
However, additional support is available through upgraded packages if you’d like more hands-on assistance.

Q: Is this a good option if I’ve never sold a property before?
This works best for sellers who are comfortable managing inquiries and negotiations.
If you prefer more guidance, upgraded packages are available.

Q: How long does my listing stay active?
Your listing term depends on the package you choose, typically ranging from several months up to a full year.

Q: Can I make changes to my listing after it’s live?
Yes. You can request updates such as price changes or description edits. Some packages include free changes.

Q: Can I cancel my listing anytime?
Yes, you can request cancellation. However, fees are generally non-refundable once the listing is live on the MLS.

Q: Are there any hidden fees?
No. Pricing is fully transparent. The only additional cost to consider is the buyer’s agent commission, which you control.

Q: Do I need a real estate attorney or title company?
Yes. A title company or real estate attorney will handle closing, paperwork, and secure the transfer of funds.

Q: What types of properties can I list?
You can list residential homes, condos, townhouses, and rental properties.

Q: What if I need help during the process?
Support is available. You can upgrade your package or request additional services if you need more guidance.

Q: Can I pay in installments? Is the fee refundable?
Payment terms depend on the package selected. In general, flat fees are paid upfront and are non-refundable once the listing has been submitted to the MLS.
If you need flexibility, feel free to reach out to discuss available options.
